Garage flooring is a heavy-duty surface applied to or laid over bare concrete floors to protect them from vehicle traffic, oil, water, tyre marks and harsh chemicals. Untreated concrete is porous: it absorbs oil and moisture, stains easily, creates dust and becomes slippery when wet. An epoxy floor is a two-part resin system that bonds to concrete and cures into a hard, durable and seamless surface. It is the most popular type of garage flooring in the UAE because it combines chemical resistance, durability and a premium, easy-to-clean finish.
We offer three main epoxy coating finishes for garages:
A clean, professional look in grey, white, black or custom colours.
Coloured vinyl flakes broadcast into the epoxy. Flake epoxy is tough, chemical-resistant and slip resistant, and it hides dust and tyre scuffs effectively.
A thicker, poured epoxy that fills minor irregularities in the slab and creates a smooth, seamless floor finish, ideal for showroom-style garages and workshops.

Polyurethane (urethane) and polyaspartic coatings are flexible alternatives to traditional epoxy. They are often used as a top coat over epoxy, or as a complete system:
Fast-curing, highly UV stable and very resistant to abrasion and hot tyre pickup. A strong choice for garages that get direct sunlight or need to be back in use quickly.
A flexible, heavy-duty sealing coat that resists scratches and chemicals, with a lower odour than many solvent-based products.
A budget option with a heavy-duty binder that moves with the expansion and contraction of concrete floors, but it wears faster than a full resin system and is best for light use.
Interlocking garage tiles clip together over the existing slab without adhesives, so they can be installed in a day and taken up if you move. Garage tiles are manufactured from high-quality polypropylene, PVC or high-density polyethylene, in solid, perforated or ribbed designs. They hide cracks and stains in old concrete and do not need the slab to be perfectly dry.
Rubber tiles add cushioning and impact resistance for home gyms and workshops inside the garage. For converted garages used as a playroom, office or home gym, rigid waterproof options such as SPC flooring or LVT flooring are also suitable, while dedicated gym flooring suits a full garage gym.
Garage flooring materials in Dubai must withstand high ambient heat, humidity and sudden temperature changes. Thermal shock, when a hot slab meets cold water or air conditioning, can cause cheaper coatings to crack or peel and cheap tiles to warp. We choose UV-stable top coats for garages with open doors or skylights, and heat-tolerant tiles for garages that are not air-conditioned.
Moisture is the other major risk. Water vapour rising through the concrete can cause bubbling or delamination under a garage coating. We test every slab for moisture before we start, and use moisture and vapour barriers or moisture-tolerant primers where needed.

Proper surface preparation is roughly 70% of the installation process, and it is the priority on every project we do. Most garage coating failures come from skipping this stage, so it is one of the first things we check on any quote. Our process is:
Diamond grinding or shot blasting opens the concrete surface so the coating can bond. We do not rely on acid etching alone.
Cracks, holes and spalled areas are filled and levelled.
Oil-contaminated areas are cleaned and treated so the new floor adheres.
We check the slab and add a vapour barrier if required.
A primer is essential before applying epoxy coatings, as it seals the concrete and creates a strong bond for the layers above.

Curing time for epoxy flooring varies based on temperature and humidity. As a guide, most garage floors take light foot traffic after 24 hours and vehicles after about 5 to 7 days. Fast-curing polyurea systems can often be driven on sooner.
